i think you could also either put the bedroom and bath upstairs or take out the hallway and somehow combine the bedroom, bath, and closet. Nice sketch though
I too am wondering why not two stories. There are many plans out there with the ladder going from the first floor to the second. Thought I might keep the bathroom on the first floor.
I agree, a second floor would add a lot of space to your house. Maybe you can create the floor plan so you don't have to walk through all the rooms to get from one side of the house to the other?
One idea I have for improving your house is taking away the wall between the Kitchen and the Living room. You'll only be in one room at once, so having a wall between them doesn't matter much. The bathroom seems a little large, but maybe that's because it doesn't have furniture in it. You could reduce the size of the Living Room as well, because that seems a little large as well.
I would recommend reducing the size of the living room and maybe somehow combining it with the bedroom to reduce the space.
